MANDARIN ORIENTAL COSTA NAVARINO: A NEW BENCHMARK FOR SUSTAINABLE LUXURY RESORT ARCHITECTURE

Set above the historic Bay of Navarino in Greece’s Peloponnese region, Mandarin Oriental Costa Navarino redefines the relationship between luxury hospitality, architecture, and landscape. Designed through a collaboration between Alexandros N. Tombazis & Associates Architects and K-Studio, the resort demonstrates how contemporary architecture can deliver world-class luxury while remaining deeply connected to local culture, climate, and environment.

Rather than imposing itself on the site, the project draws inspiration from traditional Greek rural settlements and the “mandria”, stone enclosures that evolved organically in response to the terrain. This concept informed a decentralized masterplan that allows the resort to blend naturally into the hills overlooking the Ionian Sea. Buildings are arranged in clusters that follow the contours of the landscape, creating a village-like composition that feels both expansive and intimate while preserving views and minimizing visual impact.

At the heart of the resort are 48 earth-sheltered private villas, each with its own pool and outdoor living spaces. Integrated into the hillside, these villas merge architecture with nature, reducing their footprint while enhancing privacy and environmental performance. Interiors flow seamlessly onto shaded terraces and landscaped gardens, creating a layered experience between indoor comfort and outdoor living. Deep overhangs, recessed openings, and carefully framed views reinforce a sense of calm while maintaining a constant connection to the surrounding landscape.

The architectural language is deliberately understated. Stone, terrazzo, and locally inspired materials are used with restraint, creating spaces that feel timeless rather than trend-driven. Instead of replicating traditional architecture, the design reinterprets Mediterranean heritage through contemporary forms and construction techniques. The result is a refined hospitality experience where luxury is expressed through atmosphere, craftsmanship, and a strong sense of place.

Sustainability is embedded throughout the project. Passive design strategies such as planted roofs, thermal mass, cross-ventilation, and climate-responsive outdoor spaces help reduce energy demand while improving guest comfort. Materials were sourced locally whenever possible, while water-efficient landscaping, low-impact lighting, and energy zoning contribute to the resort’s broader environmental ambitions. The clustered layout also allows operational flexibility, enabling sections of the resort to open seasonally and optimize resource consumption throughout the year.

The project reflects the long-standing expertise of Alexandros N. Tombazis & Associates Architects, pioneers of bioclimatic design in Greece since the late 1970s. Guided by their philosophy of “Less is Beautiful,” the practice has spent decades developing context-sensitive architecture that balances environmental responsibility with design excellence. Their collaboration with Athens-based K-Studio, known internationally for its hospitality projects rooted in local identity and craftsmanship, has produced one of the Mediterranean’s most compelling contemporary resorts.

This architectural vision has earned significant international recognition. Mandarin Oriental Costa Navarino has received the Architecture MasterPrize 2025, multiple AHEAD Europe Awards and LIV Hospitality Design Awards, while also being nominated for the EU Mies Awards 2026 and longlisted for the Dezeen Awards. These distinctions confirm its position as one of the most influential hospitality projects of recent years.

Mandarin Oriental Costa Navarino joins a growing body of contemporary Greek architecture that seeks to dissolve the boundary between building and landscape. Similar to Ateno Architecture Studio’s Euthea Residence on the remote peninsula of Meganisi, where the house is conceived as a subtle modification of the terrain rather than an object placed upon it, the resort embraces an earth-sheltered approach that minimizes its visual footprint while strengthening its connection to the natural environment. Likewise, K-Studio’s LIKNON in Samos reinterprets local heritage through a landscape-driven architectural language, embedding the visitor experience within the site’s cultural and topographical context.

Together, these projects illustrate a broader shift in Greek architecture toward restraint, environmental sensitivity, and a renewed dialogue between land, history, and contemporary design.
